The Estates Manager is responsible for supporting the Head of Estates in all matters relating to the management and administration of the Groups properties. The Estates function is to support the Group’s commercial objectives.

The Estates Manager is responsible for supporting the Head of Estates in all matters relating to the management and administration of the Groups properties. The Estates function is to support the Group’s commercial objectives.
Purpose
- To work with the Head of Estates in implementing the Premier Marinas Commercial Strategy, Business Plan and Group Scorecard.
- Responsible for the day to day running of the property portfolio through active management.
- To develop first class relationships with tenants, landlords and external consultants to achieve optimum rental and asset value growth.
- Conducting letting, lease renewal and rent review negotiations together with administering service charges and mitigating exposure to service charge liability.
General
- Experience in managing a diverse property portfolio with knowledge of pertinent legislation and RICS Standards.
- Valid driving licence
- Ability to draw on knowledge and experience to advise on a range of property matters and projects
- Identify opportunities for maximising revenue from the group portfolio.
- Good communication skills
- Ability to act on own initiative, but also collaboratively as part of the estates team.

Reporting
- Assist with preparation of Board reports
- Maintain property data records and assist in evaluating new database programs
- Maintaining property data records and drawing up monthly KPI reports
Other responsibilities
- To assist with managing the property management operation in an efficient and safe manner consistent with the Group Mission Statement, Business Plans, Budgets and general policies.
- To negotiate new lettings.
- To negotiate and complete rent reviews.
- To negotiate and complete lease renewals, liaising with retained solicitors
- Prepare and administer service charges across the portfolio & liaise with appointed auditing agents
- Process tenant requests for assignment/alterations in accordance with lease terms.
- Manage Landlord and Tenant issues arising from leases.
- Prepare Schedules of Condition/Dilapidations and/or liase with external consultants in relation to preparing and serving on tenants.
- Liase with tenants on a day to day basis to address inquiries.
- Liase with appointed managing agents in respect of the residential portfolio.
- Instruct and liaise with marketing agents
- Liaise with PML contractors and Head of Maintenance to create capex projects, overseeing refurbishment works, and ensuring completed on time and to budget.
- To ensure that all areas of responsibility comply with the Group’s Health and Safety policies and procedures.
- Attend and participate when required any internal and external meetings, including public meetings relating to property matters or matters which may affect the Groups property assets.
- Travel across all marinas to undertake necessary surveying tasks, for which PML has a pool of company vehicles.
- Undertake any other task or responsibility considered fair and reasonable.
What we are looking for
- MRICS (RICS Associate with appropriate experience considered)
